  • Maintenance Technician

    Summary Duties and Responsibilities:  The Maintenance Technician is responsible for assisting the Property Manager in all areas. Specific duties will be assigned under the direct supervision of the Property Manager. The Maintenance Technician is NOT required to live on site. This is a Safety Sensitive Position.
     
    General Areas of Responsibility include the following and other duties as assigned:
    • Assists in the achievement of the property's annual budget plan.
    • Assists the Property Manager on all on-site functions.
    • Prepares homes for state and lender audits.
    • Performs monthly and quarterly inspections of all homes.
    • Maintains the physical condition of the property.
    • Maintains a professional relationship with staff members, contract laborers working on property, and all current and prospective residents.

    Essential Functions

    • Knowledge of local, state, and federal laws governing tenant/landlord relations including Fair Housing.
    • Completes all service requests on a timely basis, and assures notices are left in resident's homes.
    • Performs maintenance on gates, light fixtures, doors, windows, laundry facilities, playgrounds, picnic areas, and appliances.
    • Notifies Property Manager of any supplies or parts necessary to complete all Resident service requests.
    • Performs cleaning duties (i.e., mopping, dusting, and vacuuming), as needed.
    • Paints interior and exterior common areas as needed.
    • Provide lawn care to residents who do not maintain their yards at the direction of the Property Manager.  Cuts common area grass on an as-needed basis.
    • Facilitates Snow and Ice Removal during inclement weather
    • Maintain a professional relationship with staff, vendors and current or prospective residents.
    • Preventive Maintenance:
      • Making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment.
    • Emergency Maintenance:
    • Available as needed for on call work at the direction of the Property Manager
    • Follow company safety program.
    • Maintain all storage and maintenance shops in a neat and safe manner.
    • Maintain and safeguard all company tools and equipment.
    • Prepare for state and lender inspections as required
    • Other duties as assigned to meet the needs of the business
     
    Qualifications
    • Ability to work in a constant state of alertness and in a safe manner.
    • Ability to read labels and directions.
    • Previous maintenance experience preferred
    • Available transportation.
    • Own tools.
    • Good safety habits.
    • Working knowledge of electrical, plumbing and HV AC systems. Must also have skills in carpentry, roofing and other general construction related items.
    • Needs to possess a technical service-oriented background.

    Physical Demands of the Position

    • Frequent lifting, carrying, pushing or pulling 20-50 lbs. and constantly moving appliances and heavy machinery correctly and safely.
    • Able to ambulate over 2,500 feet without difficulty over varied grounds and terrain.
    • Climbing- frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet, and legs or hands and arms.  Body agility is important. Maintaining body equilibrium to prevent falling when walking, standing or crouching.
    • Stooping- frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
    • Kneeling- frequently bending legs at knees to come to rest on knee or knees.
    • Crouching- frequently bending body downward and forward by bending legs and spine.  Must be able to crawl into small spaces.
    • Reaching- frequently extending hand(s) or arm(s) in any direction.
    • Handling- frequently seizing, holding, grasping, turning or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to tum a switch or shift automobile gears.
    • Hearing- to ascertain if equipment is working properly and to respond to alarms.
    Work Schedule
    • Hours will vary according to property requirements.
    Skills Required
    • Minimum six (6) months experience in a property maintenance capacity.
